Because it is impossible to guess (and irresponsible to assume) the exact movement of the market, we always prepare for a market correction.  Unexpected external events have proven to impact the housing market in a very short amount of time.  Our projects typically require 6-24 months to complete with conservative forecasting directly correlated to the duration of the project.  We also prepare plans should the market change more significantly than our first scenario. Through these methods, we are able to quickly identify strong opportunities with minimal risk.
